The design process of these waterfront homes has heightened our awareness that coastal as well as custom projects require consideration of an increasing set of variables. Client programs now include green building, energy considerations & sustainability; federal, state and local environmental design plus historic regulations have become much more complex. Nowhere is the design process more difficult and demanding than on a coastal site.

Substantially sustainable these projects integrate re-use of local & radiant stone floors of high thermal mass, south-facing walls of glass for winter solar gain cooled by solar shading in summer; spray foam insulation, acoustical attenuation, clerestory windows capturing cross ventilating sea breezes; flood openings at building’s base mitigating rising tides…and with precise care and focus on siting, how each bldg sits on its’ land, there can be no separation of thought.
